Here's exactly what you get back if your plans change, in plain English. It depends on which rate you book and when you cancel.
Flexible rate
This is our standard rate. You pay a 25% deposit when you book, and the balance is due 4 weeks (28 days) before you arrive.
- Cancel within 14 days of booking: full refund, deposit included.
- Cancel after that, but before the balance due date: your deposit is forfeit, but you don't owe anything further.
- Cancel on or after the balance due date: nothing is refundable.
Non-refundable rate
This rate gives you 10% off — the discount applies to the accommodation cost only, not to cleaning or pet fees. You pay a 50% deposit when you book, and the balance is due on the same date as the flexible rate.
There is no refund at any point, including within the first 14 days.
Booking within 4 weeks of arrival
If your stay is already inside the 4-week window when you book, the full amount is charged at booking rather than a deposit.
- On the flexible rate, the free-cancellation window is 48 hours from booking rather than 14 days. After those 48 hours, nothing is refundable.
- The closer to arrival you book, the shorter this window gets, because it always ends at check-in — book on the day of arrival and there's no free-cancellation window at all.
- The non-refundable rate is unaffected — it's still non-refundable at any point.
Booked through Airbnb, Booking.com or VRBO?
If you booked through one of those platforms, that platform's own cancellation policy applies to your booking, not this one. Booking direct with us is the only way to get the free-cancellation window described above.
